My name is Mark Austin. Unlike most professionals you hire, you probably won't meet me until our appointment. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing.

Anyone buying a home or condo in Florida should get a thorough inspection before their closing. In fact, every standard residential real contract in Florida has a provision giving the buyer an inspection period to determine if the property is acceptable to the buyer. The inclusion of this provision in every standard contract is invaluable to a buyer but is only helpful if the buyer exercises his or her rights in a prudent manner.
The most common complaint I hear from buyers about sellers after closing is with regards to non-disclosure of an item that materially affects the value of the property (i.e. roof, plumbing, mold, etc.). The unfortunate part about a large amount of these complaints is that these buyers could have avoided these mistakes because they either failed to conduct an inspection, they used a questionable inspection company, or they did not get a property disclosure form from the seller at the time their real estate contract was signed (or their realtor failed to tell them they should require a seller to provide a seller disclosure form as part of the real estate contract).

With our experienced and Certified professional inspectors, our inspections take 2 to 2.5 hours to perform an in-depth evaluation of the home and property.
During this time we will be providing a thorough, visual inspection of the homes major components. We inspect items such as the foundation, accessible roofs, gas appliances and all electrical panels. Once complete our inspectors walk you through the entire home pointing out all deficiencies so that you can see the home the way we do.
To provide a better service for our clients, we may view certain components and areas with a thermal imaging cameras and moisture detectors. This helps us to see moisture intrusion problems, overheating electrical systems, missing insulation and other items that are not always visible to the naked eye.
